General description of accomodation:
all flats and villas are equipped with a kitchenette with
a fridge, cooking hobs, bathroom, wc, independent hot water,
patio or loggia.
Agency times for rental: arrivals
between 3pm and 6pm, departures before 11am on Saturdays (consult
us for other days).
GENERAL RENTAL CONDITIONS
: No reservation
will be accepted without an advance payment representing 25%
of the amount due for the rental plus administration and insurance
costs.
The remaining amount due will be paid when handing over the
keys.
The reservation period may not be extended without the prior
agreement of the agency. The tenant accepts the former.
: In case
of cancellation, the tenant will pay the following,
more than 30 days prior to the arrival date: 25% of the Price.
less than 30 days prior to the arrival date: 100% of the rental
Price.
The insurance company will reimburse the costs according to
cancellation conditions. The dispatch date of the registered
letter notifying cancellation is considered as the date of
cancellation.

: Duration is defined in the commitment and accepted
by the Agency. The tenant may extend the rental period with
or without interruption should the reservation calendar so
allow. The rental period will begin between 3pm and 6pm and
end between 9am and 12am.
The tenant will notify us of arrival outside of these times
and will pay the amount of 8€ 8 for the person required
to wait. Should the tenant not arrive within 24 hours of the
arrival date defined in the contract, AGENCE LOLMEDE reserves
the right to immediately rent out the property to another
person. No indemnity will be due to the tenant.
The tenant must arrange an appointment for the inventory at
departure two days prior to the end of the rental period.
This inventory will occur in the presence of a representative
of Agence LOLMEDE and keys will be handed back at this time.

: The rates included
in appendix to the present commitment correspond to the rental
period.
Rates include all supplies of water, gas, and electricity,
and the use of services as applicable for each residence (pool,
tennis courts...), with the exception of low season rates
(Electricity not included).- Administration and insurance
costs are not included.
: The caution will
be paid to cover any damage which may be caused to furniture
or other items in the rented property. This amount may under
no circumstances be considered as early payment of rent and
interest will not be paid on the amount. Should the caution
not be adequate, the tenant will increase the amount as necessary.
Under all circumstances, the caution will only be returned
following the inventory at the departure of the tenant. The
tenant will recover the caution at the date of departure noted
on the contract during opening times (the caution will be
sent by post within one week under all other circumstances).

The tenant declares
that he or she does not exerce and does not wish to exerce
any type of professional activity in the area in which the
rented property is located and that the premises subject to
the present contract are only rented as a temporary residence
for leisure and holiday use. The former are essential conditions
of the present rental contract.
The tenant must
use the premises provided with DUE CARE.
Furniture and similar must not suffer from deterioration other
than in the context of normal wear in use as intended. Should
the contrary occur, they must be paid for and replaced with
the approval of the owner or the owner's representative.
This clause also applies to wallpaper, paint, drapes and the
property as a whole. Should the garden include vegetation,
the tenant must respect and maintain the former.
At arrival, all tenants must carry out the inventory and will
have a 24-hour period to indicate any damage or missing item
to the Agency. Beyond this period, the tenant will be considered
as liable.
Should the rented property be in a co-owned building, the
tenant will comply with the rules of procedure applicable
to tenants.

The tenant will
abstain from throwing any object likely to block piping into
sinks, baths, bidets, wcs etc. Should the contrary occur,
the tenant will pay the amounts due for returning these items
to working order.
To this end, due to the difficulties faced during the tourist
season to obtain the services of a specialist individual or
company, the Agency refuses all liability with regards delays
in repairing items as required.
The tenant may not
claim any reduction in rent or any type of indemnity should
urgent repairs for which the owner is liable appear during
the rental period.
Subject to rescission,
the tenant may UNDER NO CIRCUMSTANCES sub-let or transfer
rights accorded in the present agreement without the agreement
of AGENCE LOLMEDE.
Prior to the
inventory at departure, the tenant will return all furniture
and objects to their initial location at arrival.
Premises must be returned in a clean condition. Should this
not be the case, a set fee of €30 - €80 will be
retained from the caution (according to the type of accomodation).

The following will also be retained if applicable:
- the value of broken or damaged items,
- the cost of the washing or cleaning of rugs, carpets, blankets,
matresses, curtains, etc... stained by the tenant.
The rented premises
must not, under any circumstances, be occuped by a number
of individuals exceeding that indicated in special conditions
without the prior agreement of AGENCE LOLMEDE.
The tenant may not
allow any animal (dog, cat, etc.) to enter the premises...
without the authorisation of the Agency

In execution of the present contract, the undersigned will
elect to reside at the administrative head office of AGENCE
LOLMEDE located at PORT LEUCATE, 1 Avenue de Septimanie.
